Primary market inventory is tighter than the national picture

Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 1,372 homes for sale across the Primary market in the three months ending July 31, 2026. That is down 8.6% from a year ago. Meanwhile, the National Association of Realtors put national months of supply at 4.9 months, the highest level in over ten years. Your local market is leaner than the country as a whole.

Less local supply can help a well priced home stand out. For buyers, it means being ready when the right home comes up. Not every ZIP code tells the same story, though. Some are tighter than others.

Months of supply by ZIP code

Months of supply tells you how long it would take to sell every home currently listed, at today's pace. Below 3 months generally favors sellers. The Real Estate Data Aggregator tracked this for each ZIP in the three months ending July 31, 2026.

ZIP 76054 had just 1.9 months of supply, the tightest in the market. That is down 1.3 months from a year ago, according to the Real Estate Data Aggregator. ZIP 76092 was the loosest at 3.3 months, though still well below the national 4.9 months the National Association of Realtors reported.

Sales activity across the market

The Real Estate Data Aggregator counted 1,523 homes sold across the Primary market in the three months ending July 31, 2026. That is up 3% from the same months of 2025. Pending sales came in at 1,514, down 3.3% from a year ago. New listings totaled 1,890, down 3.5%.

Prices are moving in most ZIP codes

Most ZIP codes saw prices rise. The Real Estate Data Aggregator showed ZIP 76039 up 14.3%, ZIP 76182 up 11.8%, and ZIP 76051 up 10.2% in the three months ending July 31, 2026. Two ZIPs dipped a little. ZIP 76092 was down 2.9% and ZIP 76248 was down 1.1%. Those are small moves, not a slide.

How fast are homes going under contract?

Speed is one honest signal of demand. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. In ZIP 76051, that share was 54.9% in the three months ending July 31, 2026. That is the highest in the market. ZIP 76022 was the slowest at 36.4%.

What mortgage rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. Realtor.com also noted rates rose nearly 40 basis points over the four weeks before October 1, 2026. That adds to the monthly cost of any purchase.

Nationally, Realtor.com counted active listings up 6.3% from a year ago. That is the fastest pace in at least six months. The Primary market went the other way, down 8.6%. Buyers here have fewer choices than buyers in most of the country.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, prices rose 0.3%. Several Primary market ZIP codes are running ahead of that national pace.
